Thanks to the 2009 stimulus plan or the American Recovery and Reinvestment Act of 2009, those who will be buying their homes for the first time can get a 2009 stimulus refund this year. The great thing about the 2009 stimulus payment is that the first-time real estate buyers can get a tax rebate check for as much as $8,000 this 2009.


But of course, before you are entitled for a home buyer 2009 stimulus check, you must be a home buyer who will be getting a property for the first time. Aside from that, qualified home buyers shouldn’t also bought a real estate property in the last three years. However, those who will buy a house this year but would not live in it for the next three years will have to return to the government their home buyer tax rebate 2009. This type of 2009 stimulus refund that is included in the Obama stimulus plan is only meant for all the people who would live at the house that they purchased. The Obama Stimulus plan for the home buyers are not meant for the house speculators or house flippers.

But even though the issue of the Obama stimulus rebate is already the talk of the town, many are still confused about the tax rebate check. Some thought that a refundable tax credit is giving back a certain amount of money to the government that is why they are so afraid to file for a tax rebate check. It is actually the other way around. The Obama Stimulus plan includes a 2009 stimulus payment so that taxpayers (and even those who do not pay taxes) will get financial help from the government. Most of the Americans are expected to get a 2009 stimulus refund even if they do not have a tax liability last year.

In the 2009 stimulus plan, if you owe the government a certain amount before you claim the credit and you also qualify for the $8,000 home buyer credit, you will get a check that is below $8,000 since the amount that you owe to the government will be deducted. On the other hand, if you did not owe the government a tax and then you bought a qualified house this year, you will be entitled for a home buyer tax rebate 2009 and will get a stimulus check worth $8,000.

Claiming for your 2009 stimulus check is actually easier than you think. But first of all, you must file your 2008 income tax return. You can also do the same thing to your 2009 income tax return as well. After that, you may now fill up the Form 5405 from the IRS so will know your credit amount. However, it is not advisable that you depend your tax preparation in the various software online. Most of these are not updated to the latest instructions of the 2009 stimulus payment.


For those who have filed their tax rebate check already, the government will be requiring you to file your amended income tax return. This is necessary if you want to get your tax rebate check this year.

  1. The home stimulus refund option is nice but I prefer the advanatges of the first time home buyer tax credit. This will stimulate the economy much more then a mere tax credit on interest fee. Another expense that prevent people from buying a home is the land transfer tax whihc should be abolish in hard time. First home buyer credit for tax is nice as it give a lump sum tax credit after the first year. Buying a house comes with many expenses other then the mortgage and electricity bill. We need to equip ourselves with tools and other accessories. So yes, a stimulus tax credit is good, but is not big enough compare to the first time home buyer tax credit.

  2. how come you can’t claim your maintenance fees that you pay to your condo or homeowners association, it seems like you are paying an extra mortgage payment. my homeowners association only mow the lawn, they don’t prune, they don’t fix the sprinkler system as they claim, it’s just money you are paying somebody for nothing.

  3. why isnt this available to all home owners. We stimulate economy every year with basic renovations and house maintenance expense we do. First house buyers are entitled to a rebate why mortgage interest payer cannot have a tax credit for all the interest they pay on their houses. some of us are struggling to keep things in line when it comes to money , mortgage payment and food. a tax rebate for home owners would be vital to the economy and local stimulus for local business. Banks and car manufacturer are allready having their share of the government money, why do working american dont have anything.
